The Project Story
The Darien homeowner noticed a white, chalky deposit forming on the basement walls and a damp smell that intensified after every rain. They thought it was just paint failure. It wasn't.
The white deposit is called efflorescence — mineral salts left behind when water passes through concrete or block walls. It's a dead-giveaway that water is infiltrating the foundation, even when there's no visible flooding.
Our same-day inspection used pinless moisture meters to map the wet zones along the back wall. Readings were elevated 6 feet up — meaning water was migrating significantly higher than the visible efflorescence band. Thermal imaging confirmed the same pattern.
The cause was poor exterior grading combined with a downspout that had detached from its extension during winter. Snowmelt had been pooling against the foundation for weeks before discovery.
We deployed structural drying equipment for 5 days, scrubbed the efflorescence and saturated paint off the affected walls, and applied an antimicrobial primer. The homeowner's gutters and grading were corrected by a separate contractor we recommended.
