Case Study: Five-Day Structural Dry-Out in a Yonkers Home, NY

A failed second-floor supply line saturated the ceiling, walls, and finished living room of this Yonkers home. We deployed full structural drying equipment within hours and brought every test point below clearance MC within 7 days — no demolition beyond the flood-cut.

Industrial dehumidifiers running 24/7 during active structural drying after burst pipe in Yonkers NY

The Project Story

The Yonkers homeowner came home from a weekend away to find water dripping through the downstairs ceiling. A washing-machine supply line had failed in the upstairs laundry — running for an estimated 18-24 hours before discovery.

Our crew arrived 52 minutes after the call. Source was already controlled (homeowner shut the main). Initial assessment used FLIR thermal imaging and pin-type meters to map every wet area: ceiling drywall in 3 rooms, baseboard-level wall saturation along an entire upstairs hallway, soaked carpet pad in the master bedroom.

Extraction first: industrial truck-mounted extractor on every wet floor, then specialty hardwood drying mats on the bedroom hardwood. Within 4 hours of arrival, all standing surface water was gone.

Then the multi-day drying began. We deployed 6 LGR dehumidifiers, 14 axial air movers, and 2 desiccant units across the affected floors. Equipment ran continuously. Crew returned twice daily for moisture mapping — verified readings at 14 marked test points.

By day 7 every test point hit pre-loss baseline MC. Most drywall was saved (only the lower 12" of two walls needed replacement). Hardwood was preserved without refinishing.
